Sliding Door Repairs
How much does it cost to repair a sliding glass door?
Most sliding door repairs cost around $180–$200 for a standard door (approximately H2100 × W1200). This usually includes replacing worn rollers and adjusting the door so it slides smoothly again. The exact price can vary depending on the parts required and the condition of the track.
Is it better to repair or replace a sliding door?
In most cases, repairing the door is the best option. Even doors that are 20–30 years old can usually be restored by replacing the rollers, repairing the track, and adjusting the hardware. Replacing a sliding door can cost $1,300–$2,000 or more, so repairing the existing door is often far more cost-effective.
Why is my sliding door hard to open?
The most common cause is worn or seized rollers underneath the door. When rollers stop turning properly, the door drags along the track and becomes heavy to move. In some cases the track may also be worn or damaged, which can cause the same problem.
Why is my sliding door making a grinding or scraping noise?
Grinding or scraping noises are usually caused by worn or seized rollers underneath the door, or damage to the track. When the rollers stop turning properly, the door drags along the track and the metal parts begin rubbing against each other.

If the door is rattling or vibrating while it moves, the weatherfelt (the fuzzy seal around the door) may also be worn and need replacement.

Replacing the rollers, repairing the track, and installing new weatherfelt where needed usually restores smooth, quiet operation.
How long do sliding door rollers normally last?
Most sliding door rollers last around 20–25 years under normal use. However, doors exposed to salt air, sand, or heavy use may wear out sooner.
What happens if my sliding door track is damaged?
When the track becomes worn or dented, new rollers alone may not solve the problem. The door may still feel rough or noisy. In these cases we can install a stainless steel track cover over the damaged section. This creates a smooth new running surface and restores proper door movement without needing to replace the entire frame.
Does homeowners insurance cover sliding door repairs?
Generally, no. Sliding doors that become hard to open are considered normal wear and tear, which is treated as routine maintenance. However, broken glass may sometimes be covered depending on your policy and excess.
Sliding Window Repairs
Can sliding windows be repaired?
Yes. Most sliding windows can be repaired by replacing worn rollers, latches, weather seals, or balances. This usually restores smooth operation and proper closing.
Why won’t my sash sliding window stay open?
Sliding windows use spring balances to hold the sash in place. Over time these springs weaken or break, causing the window to slide down. Replacing the balances restores the window’s ability to stay open.
How can I make my sliding windows more secure?
Security can be improved by installing window restrictors or keyed locks. These prevent the window from being opened from the outside while still allowing ventilation.
How much does it cost to replace window balances?
Replacing window balances typically costs around $150–$200 per panel, depending on the window type and the parts required.
How do you repair a sliding window latch?
If the latch no longer locks properly, the internal spring may simply need replacement. If the mechanism is worn or broken, the entire latch can be replaced.
Care & Maintenance
What lubricant should I use for sliding doors or windows?
Use a silicone-based lubricant. Silicone does not attract dust and keeps the rollers moving freely. Standard oils or grease can collect dirt and eventually make the door harder to slide.
Can I use WD-40 on sliding door tracks?
Regular WD-40 is not recommended because it attracts dust and can become sticky over time. If you use WD-40, make sure it is the silicone-based version designed for tracks and moving parts.
How do I clean sliding door tracks?
Start by vacuuming dirt and debris from the bottom track. Then use a cloth to wipe the track with a wax and grease solvent. Keeping the track clean helps prevent premature roller wear and keeps the door sliding smoothly.
